Description:
We are seeking a highly skilled and analytical Assistant Manager – Accounts to manage the financial operations of our real estate development business. The ideal candidate will have solid experience in real estate accounting, Oracle NetSuite ERP, and Advanced Excel, with a deep understanding of bank reconciliation, inventory control, accounts payable, and accounts receivable processes.
Familiarity with ADVANCE EXCEL will be considered an added advantage.
🔑 Key Responsibilities
1. General Accounting & Journal Entries
- Prepare and post daily journal entries related to revenue, expenses, accruals, and prepayments.
- Maintain the general ledger and ensure accounts are updated and balanced.
- Conduct month-end and year-end closings and ensure timely financial reporting.
- Maintain and update the Chart of Accounts in Oracle NetSuite.
2. Accounts Payable (AP)
- Process supplier invoices, validate approvals, and post transactions in NetSuite.
- Reconcile vendor statements and resolve discrepancies promptly.
- Manage retention payments, advances, and credit notes.
- Coordinate with procurement and project teams to validate material receipts.
3. Accounts Receivable (AR)
- Issue sales invoices for property sales, rentals, and service charges.
- Monitor collections and prepare accurate aging reports.
- Coordinate with sales and CRM teams for timely follow-ups.
- Record and allocate customer receipts accurately.
4. Bank Reconciliation & Treasury Management
- Perform daily and monthly bank reconciliations.
- Track and record PDCs, deposits, and loan settlements.
- Maintain cash flow records and assist in cash flow forecasting.
5. Inventory & Cost Management
- Oversee inventory accounting for construction materials and consumables.
- Track material movements between projects and ensure accurate valuation.
- Conduct monthly and annual stock reconciliations with warehouse teams.
6. Financial Reporting & Analysis
- Prepare monthly P&L, balance sheet, and cash flow statements.
- Support the Finance Manager in budgeting, variance analysis, and cost control.
- Generate analytical reports using Advanced Excel (Pivot Tables, Macros, Dashboards).
- Ensure compliance with IFRS and proper classification of assets and expenses.
7. Audit, Compliance & Taxation
- Coordinate with auditors and prepare required documentation.
- Ensure compliance with UAE VAT and assist in VAT return preparation.
- Maintain internal controls and safeguard company financial integrity.
8. Systems & Process Improvement
- Work extensively on Oracle NetSuite for all accounting and reporting tasks.
- Suggest and implement process improvements for efficiency.
- Support integration with ZOHO Books or CRM systems.
🎓 Qualifications & Experience
- Bachelor’s Degree in Accounting, Finance, or Commerce (CA, CPA, CMA preferred).
- 5–7 years of progressive accounting experience, ideally in real estate or construction in the UAE.
- Proficiency in Oracle NetSuite (mandatory).
