Description:
We are seeking an accomplished and visionary Development Manager (Building Project) to lead the full lifecycle of real estate projects—from concept and design through to delivery. The ideal candidate will have a strong architectural background, strategic mindset, and proven experience managing high-value developments in the UAE or similar markets. You will define the development vision, oversee design direction, guide feasibility and pricing strategies, and ensure projects meet both market demand and company objectives.
Key Responsibilities:
- Development Strategy: Define and lead the overall vision, positioning, and strategy for each new project, including land assessment and development scope.
- Concept & Master Planning: Drive the conceptualization of projects, ensuring creative, functional, and profitable design solutions aligned with brand identity and market demand.
- Unit Configuration & Pricing: Determine optimal unit layouts, mix, and pricing strategies for residential, commercial, or mixed-use developments to ensure competitiveness and profitability.
- Design & Architecture Oversight: Establish design criteria and architectural guidelines, collaborating with consultants to ensure innovation, functionality, and compliance with company standards.
- Feasibility & Market Analysis: Conduct and review detailed feasibility studies, market assessments, and financial analyses to validate project viability.
- Leadership & Collaboration: Work closely with internal departments including sales, marketing, finance, and construction to ensure the development vision is effectively executed.
- Budget & Cost Management: Oversee project budgeting, monitor design-related expenditures, and ensure projects remain within approved financial parameters.
- Stakeholder Management: Liaise with external consultants, contractors, investors, and government authorities to facilitate project approvals and progress.
- Quality & Brand Alignment: Ensure every project upholds the company’s design excellence, sustainability goals, and long-term value creation strategy.
Requirements:
- Education: Bachelor’s or Master’s degree in Architecture, Urban Planning, Civil Engineering, or a related discipline from an accredited institution.
- Experience: Minimum 15 years of experience in real estate development with a strong architectural or design management background, including leadership of large-scale residential, commercial, or mixed-use developments.
- Technical Skills: Strong understanding of project feasibility, master planning, cost control, and local authority regulations (Dubai Municipality, DDA, ADM, etc.).
- Leadership: Proven ability to lead cross-functional teams and manage multiple projects simultaneously.
- Strategic & Analytical Skills: Expertise in market research, financial modelling, and development strategy formulation.
- Communication: Excellent presentation, negotiation, and stakeholder management skills.
- Location Advantage: Experience in UAE or GCC real estate markets is preferred.
- License: UAE driving license is an advantage.
